New Building Code Changes Ontario has implemented a new building code which is designed to harmonize with the new National Building Code that was recently published. The transitional regulation came into force on June 28, 2006. The new changes include a change in format, more energy efficient homes, small care homes and Accessibility Requirements. Object Based Format – The code includes prescriptive requirements (acceptable solutions) which are objectives explaining the rationale behind the requirements. New comprehensive framework for evaluating alternative designs, systems and building materials, this is designed to promote innovation in design and construction. Energy Efficiency Requirements – Starting in 2006 there will be increased levels of insulation required in ceilings, walls, foundation walls and more efficient windows.  All gas furnaces will be required to have a high-efficiency rating. Design of non-residential and larger residential buildings will comply with National Energy code or ASHRAE 90.1 Accessibility Requirements – New for this year are; Public Corridors will be built to accommodate modern wheel chairs; New tactile signs for visually impaired; Ten percent of units in new apartment building will have to include accessibility features. Small Care Homes – Change to allow easier construction or renovation of units include; waiving certain fire dampers, use of residential sprinkler systems, waiving of some fire-resistant ratings, exemption for B3 occupancies for exit signs, and lower structural floor loading requirements. These changes to the 2006 Building Code also make it easier to design, construct and inspect houses and other small buildings by including new prescriptive requirements that recognize larger and more complex house layouts. New tables and requirements to address these requirements. There is a transition period, with most of the requirements coming into force on December 31, 2006. Publications will be available in early August with Supplementary standards available in Fall of 2006.
